Designed around the machinery

We size a farm shed from the equipment it has to hold and the way you move it: the widest implement, the tallest vehicle, how many bays need to be open, and whether one end needs to be closed in as a workshop or lockable store. Open-fronted bays, lean-to awnings, enclosed bays and mezzanines can all be combined in one building.

Tell us how the shed will be used day to day. A hay shed that is loaded from a truck needs a different eave height and bay spacing from a machinery shed that is reversed into.

Approvals on rural land

Rural land has its own rules. Queensland's Building Regulation 2021 exempts some Class 10 buildings on land used for agricultural or pastoral purposes where no part is within 200 m of a road or a boundary, and the National Construction Code lets larger farm buildings and farm sheds be classified and assessed differently depending on how they are used and how many people work in them. Whether any of this applies to your shed is decided by a building certifier, so we confirm it before design rather than assume it.

Licensing has a separate test. QBCC sets a value threshold under which farm-building work is not licensed building work; above it, a licensed contractor is required. We build under Builtwise Group Pty Ltd's QBCC licence 15445275, so a licensed build is available whatever the value.

Flood, frost and exposure

Rural sites in our area carry real hazards. Lockyer Valley Regional Council publishes a free flood information portal that produces property flood reports for planning and building approvals, and Western Downs Regional Council is revising the flood studies for Dalby, Chinchilla and Jandowae. On the Darling Downs, the Bureau of Meteorology's Oakey station records a July mean minimum of 3.0 °C.

These facts shape the design: where the slab sits, how high the floor level needs to be, and whether insulation or a vapour-controlling roof blanket is worth adding. Send the flood report or overlay information with your enquiry if you have it.

Kit or built on the property
