Character codes in the hinterland
Hinterland towns have their own look written into the planning scheme. Maleny's local plan code asks for traditional external materials such as timber cladding and corrugated iron roofs and simple gable, hip or pitched roof forms, and Noosa's Cooroy and Tewantin codes describe low-rise buildings covering a comparatively small part of the site. A barn-style shed or a gable garage with a matched roof pitch usually suits these areas better than a flat skillion.
Wet, windy and close to the sea
Maleny averages almost 2,000 mm of rain a year, and the coastal strip is exposed to salt air and afternoon sea breezes. Gutter sizing, drainage around the slab and, near the beach, the right coating and fasteners are part of the design conversation.
Check the shed rules first
Sunshine Coast Council says a shed is exempt from building approval only if it is 10 m² or less, no side is over 5 m, it is no more than 2.4 m high (2.1 m mean) and it meets the boundary setbacks, among other conditions. Adding roller doors or walls to a carport also needs approval. Larger sheds go through a certifier, and the council's site report shows any overlays on the lot.
