In Queensland a QBCC owner-builder permit is needed for work valued at more than $11,000 and must be approved before work starts. Frame erection and shed construction are available in Queensland.

Before you order: the permit
In Queensland, an owner-builder permit from the QBCC is needed to carry out or supervise building work valued at more than $11,000, including GST. The value is costed as if a licensed contractor supplied all the materials and did the work. The permit must be approved before any work starts, and your certifier needs to see it before the approval is issued. QBCC says applications usually take around 30 working days, and most applicants need to complete a course first.
The permit has limits worth knowing now. Owner-builders can build a house, a garage, a carport or a residential shed, but not duplexes or other multiple dwellings, or commercial and industrial buildings. Farm buildings follow a separate QBCC value threshold. Check the current rules on the QBCC website before you commit.

Shed, garage and carport kits
A shed kit is designed for your block and delivered with its drawings, engineering and a component list, so you or your builder can stand it in order. Doors, openings, colours and awnings are chosen at the design stage. We can also prepare the approval paperwork and pour the slab, or build the whole thing in Queensland if you change your mind about doing it yourself.
What you still organise
The kit is the structure. Everything around it is still yours to organise, and it helps to plan for it early.

- A finished slab or footings, unless we are pouring them
- Licensed trades for plumbing and electrical work, including earthing a steel house frame

Owner-builders: common questions
Do you sell kits to owner-builders?
Yes. We supply made-to-plan steel frame kits and shed, garage and carport kits to owner-builders in our Queensland service area, and frame kits in northern NSW. In Queensland you will need a QBCC owner-builder permit for work valued over $11,000.
Can an owner-builder build a garage or shed?
Yes. QBCC lists garages, carports and residential sheds among the work an owner-builder can do. Commercial and industrial buildings are excluded.
Can an owner-builder build a duplex?
No. QBCC does not allow owner-builders to build multiple dwellings such as duplexes, or commercial and industrial buildings.
Can you stand the frame or build the shed for me?
In Queensland, yes, under the QBCC licence held by Builtwise Group Pty Ltd (licence 15445275). In northern NSW we supply and deliver kits only.
What is not included in a house frame kit?
The slab or footings, plumbing, electrical work and the electrician's earthing of the frame, cladding, linings and roofing are separate. Fixings to the slab depend on your quote, so check it.
How long does the owner-builder permit take?
QBCC says applications are usually processed in about 30 working days, but it can take longer. Apply early, because the certifier needs to see the permit before issuing the approval.
