A new planning scheme and a growth strategy
Somerset Regional Council's planning scheme Version 5.0 took effect on 4 June 2026 with updated rules for new homes and subdivisions, and the council began consulting on a growth management strategy in May 2026. If a shed or house approval was lodged under the old scheme, confirm which version applies.
Bushfire and flood overlays
The Somerset scheme maps bushfire, flood and landslide hazards. For a shed, an overlay can decide where on the block it may go and how high the slab sits. For a bushfire-prone house lot, your designer and certifier set the construction approach and we frame to the approved drawings.
Somerset at a glance
The Somerset Region Planning Scheme records that the SEQ Regional Plan requires Somerset to accommodate an additional 6,500 dwellings, with urban growth directed mainly to Lowood and Fernvale in the south and Kilcoy in the north.
