Yes. Cladding colour, roller doors, personal access doors, windows, awnings and open bays are chosen for each shed. We confirm the options available for your design in the quote.

A garage is fully enclosed and lockable. A garaport is a garage with an open-sided bay or awning built onto it, so you get secure storage and covered parking in one structure.

Our head office and display yard is at 2 Harm Drive, Crowley Vale, between Gatton and Laidley. Please call ahead before visiting. The Brisbane office in Capalaba is by appointment only.

Yes. Our 3D shed designer lets you try sizes, doors and colours, and you can send the design to us for a quote.

Yes. A kit includes the engineered steel frame, cladding, flashings, fasteners and doors ordered with it, plus the drawings for approval and assembly. You or your builder handle the slab and erection.

We deliver kits across Queensland and interstate. Tell us the delivery address when you ask for a quote so we can confirm access and the delivery arrangements.

Truck access to the unloading point, a clear, level area to store the kit and someone to receive it. We confirm the details when we book the delivery.

Yes. In Queensland the QBCC requires an owner-builder permit for building work valued at more than $11,000, and owner-builders can build a garage, carport or residential shed but not commercial, industrial or farm buildings.

Yes. Each kit is designed for its site and comes with the engineering and drawings the building certifier needs.

Yes, in Queensland. Lockyer Sheds is a trading name of Builtwise Group Pty Ltd, QBCC licence 15445275 (Builder – Open). Outside Queensland we supply and deliver kits only.

Yes, for sheds we build in Queensland we can prepare the site and pour the slab to the shed's engineering. If you use your own concreter, we supply the slab and footing drawings.

Almost always. In Queensland only a small Class 10 building of no more than 10 m², 2.4 m high and no side longer than 5 m avoids building approval, and the planning scheme can still apply. Rural sheds on farm land 200 m or more from every road and boundary are a separate exemption.

Yes. We prepare and lodge the approval paperwork for sheds we supply, working with a building certifier. The certifier and the council make the approval decision, so we cannot guarantee it.

A QBCC-licensed building certifier assesses the application, issues the approval and inspects the work at the required stages. We work with accredited certifiers and can arrange it for you.

Yes. The frame, fixings and footings are engineered for your site's wind conditions, which is why we ask for the site address before quoting.

Finance is available through our partner Handypay, subject to their approval criteria. Rates, terms and approval are set by Handypay, not by us.

It depends on the design, the approval and the factory and crew schedule at the time. We give you a timeframe with the quote and confirm it when you order.

Warranty terms are set out in your quote. BlueScope offers material warranties on eligible COLORBOND® and ZINCALUME® steel products, subject to application, end use and location.

Architectural floor plans, elevations, sections and a roof plan, plus the site address. Engineering drawings help if you already have them. PDF is preferred; CAD files are welcome. If the plans are still in progress, send what you have and we will tell you what is missing.

Yes. We can price from working drawings. Manufacture starts only after the plans are final and you have confirmed the frame layouts, so changes before then are easy to absorb.

It depends on the size of the job and how complete the plans are. We confirm a quoting timeframe when your plans arrive, and we will ask straight away if anything we need is missing.

Manufacturing time is confirmed per job once the plans are reviewed and the layouts are approved, because it depends on the size of the order and the factory schedule at the time. We book delivery to suit your slab or floor being ready.

Each quote lists the wall frames, roof trusses and floor system (where required), engineering documentation, labelling and delivery to your site. In Queensland it can also include erection of the frame. You can take the systems together or separately.

Yes. Builders and developers send plans job by job, and multi-unit projects can be scheduled in stages so each delivery matches the part of the site that is ready.

Yes. Wall frames and roof trusses can be supplied as one package from the same set of plans, or on their own if another supplier or trade is handling the other part.

Yes. Lockyer Sheds manufactures light gauge steel floor systems as well as wall frames and roof trusses, so the whole structure can be supplied in steel.

Our frames are roll-formed from TRUECORE® steel made by BlueScope. BlueScope's data sheet lists it as G550 steel with a minimum yield strength of 550 MPa and an AM150 aluminium, zinc and magnesium alloy coating.

The warranty on TRUECORE® steel frames is BlueScope's, not ours. BlueScope offers up to 50 years for a whole house frame for eligible applicants and up to 25 years for subsystems, with conditions and exclusions, including sites within 300 m of surf. Check eligibility on BlueScope's TRUECORE® warranty pages.

Every frame is made to your plans. Wall heights, openings, roof shape and floor layout come from your drawings rather than standard sizes.

A kit covers the systems you order (wall frames, roof trusses and floor system), layout drawings, engineering documentation for the job and labelled members packed for delivery. Cladding, linings and fixings for other trades are not included unless listed on the quote.

The NCC says a primary building element made entirely of steel is considered not subject to termite attack. Termites can still be active on the site, and any timber structural members need their own protection. Your certifier decides what termite management the building needs.

Yes. Each job is supplied with frame layouts and engineering documentation for the plans and site, which your certifier uses when assessing the building.

NCC 2022 accepts light gauge steel framing designed to the NASH Standard (Part 1 or Part 2), AS/NZS 4600 or AS 4100. Queensland applies NCC 2022 until 1 May 2027.

Each frame is designed for the wind classification of its site. NASH Part 2 design solutions cover N1 to N4 and C1 to C2; higher classifications need engineered design. Send the site address and we will confirm what applies.

TRUECORE® steel is a non-combustible material. That is not the same as a fire rating or bushfire (BAL) compliance, which depend on the whole wall, roof and building system.

Under NCC 2022, metal-framed external walls clad with weatherboards, fibre-cement or metal sheeting fixed to the frame need a thermal break of at least R0.2 where cladding meets frame. Brick veneer is not in that trigger list.

Industry guidance from NASH and the College of Electrical Training says steel frames are earthed by the electrician under AS/NZS 3000. Let your electrician know the house is steel-framed before rough-in.

Yes, in Queensland. Lockyer Sheds is a registered business name of Builtwise Group Pty Ltd, which holds QBCC licence 15445275 (Builder – Open). In northern NSW we supply and deliver only, and your licensed crew stands the frame.

Frames are delivered by truck from our Crowley Vale factory on a booked date. Bundles are packed so the crew can work through them in order, and the site needs clear truck access and a dry, level place to set them down.

Each wall panel and truss is labelled to match the layout drawings, so the crew can find the right piece and put it in the right place without measuring and sorting on site.

Yes. Townhouse and multi-residential jobs can be delivered in stages that follow your build programme.

Keep bundles off the ground on bearers, somewhere that drains, and cover them in wet weather while leaving airflow. Stand and enclose the frame in a reasonable time. BlueScope advises its steel is used within six months to avoid storage-related corrosion.

Yes. Owner-builders get the same made-to-plan kit as licensed builders: frames, layouts, engineering documentation, labelled members and delivery. In Queensland we can also erect the frame.

In Queensland, QBCC requires an owner-builder permit for building work valued over $11,000 (farm buildings have a separate threshold). The permit must be approved before work starts, and the certifier must sight it before approving plans.

No. QBCC does not allow owner-builders to build multiple dwellings such as duplexes or attached granny flats, or commercial buildings. A licensed builder is needed; we can quote the framing for them.

Approved plans, the owner-builder permit, a certifier, a ready slab or footings with truck access, and licensed trades such as the electrician. If you do not use our Queensland erection service, you also need a licensed crew to stand the frame.

QBCC says applications are usually processed in about 30 working days, and it can take longer. Most applicants also need to complete an approved course first.
