What Western Downs Regional Council asks for
The council's fact sheet on sheds, garages and carports explains that a shed may need a building approval, a plumbing compliance permit if it has water or toilets, and in some cases a material change of use approval for a domestic outbuilding. It also treats a shipping container the same as a shed.
On land used for agriculture, a Class 10 shed with no part within 200 m of a road or boundary can be built without building approval, which suits many broadacre properties. Where that does not fit, the council still offers building certification for Class 1 and 10 buildings, or you can use a private certifier. Our approval service can prepare the paperwork either way.
Flood information for Myall Creek
Myall Creek's highest recorded flood at Dalby reached 4.50 m in February 1981 and inundated about 700 homes and 140 businesses, and the creek hit a major 3.6 m peak in March 2022. The council's planning scheme map includes flood hazard overlays and its self-service property report gives site-specific flood information. It is also revising the Dalby flood study, last modelled in 2014, so check the current report before the slab level is set.
