Sheds for an intensive farming valley
The Lockyer Valley is market-garden and cropping country, and valley farms need buildings that suit it: machinery sheds with wide clear bays, packing sheds with a clean slab and good light, hay and fodder sheds with open fronts for loaders, and a lockable workshop bay for tools and parts. Flood levels before floor levels
Lockyer Creek's flood of February 1893 peaked at 16.33 m on the railway-bridge gauge and is still Gatton's highest recorded flood. Lockyer Valley Regional Council's free Flood Information Portal generates a property report with flood depth, velocity, hazard and intensity that can be used for planning and building approvals.
For a farm shed, that report decides more than the slab height. It tells you which end of the building should face the flow, where roller doors are sensible, and whether equipment you store should sit on a raised section. The council adopted its planning scheme with a temporary local planning instrument in July 2024 while flood mapping is updated, and in April 2026 it adopted a new design-rainfall approach for flood modelling, so the report for your lot is the thing to rely on.
Heat and the valley floor
The University of Queensland Gatton station, at 89 m elevation, records a mean maximum of 27.0 °C and about 759 mm of rain a year. Open bays, roof ventilation and insulation under the roof sheeting all help a working shed stay usable in summer, and gutters and downpipes should be sized for storm rain as well as the average.
Approvals on farm land
Queensland's Building Regulation 2021 lets a Class 10 building on land used for agriculture go without building approval where no part of it is within 200 m of a road or a boundary of the land. Many valley farms are narrower than that, so most sheds here go through a building certifier, and some may also need planning approval depending on the zone and overlays. We tell you which applies when we quote, and our approval service can prepare the application.
In Queensland, farm buildings are covered by Queensland Development Code MP 3.7 rather than the national farm-shed provisions, and a shed used to store a tractor can be classified differently from one where people work every day. Your certifier confirms the classification; we design to it.
