From new estates to older acreage

Ipswich covers very different kinds of property. Growth areas such as the Ripley Valley Priority Development Area, which could eventually hold about 48,750 dwellings, are mostly new house lots where a detached double garage or a garaport at the side is the usual request. When Ipswich requires building approval

Ipswich City Council's own guidance is clear: a garage or shed needs building approval if its plan area is over 10 m², it is over 2.4 m high or has a mean height over 2.1 m, any side is longer than 5 m, or it is attached to another building. Practically every garage meets at least one of those, so plan on a building approval. You can use the council's Building Certification team or a private certifier, and we can prepare the documents for either.

Flood-affected blocks

Flood is a real consideration in parts of Ipswich. The Bureau of Meteorology estimates that more than 7,000 properties are affected once the Bremer River passes 19.25 m on the David Trumpy Bridge gauge; it peaked at 24.5 m in 1893, 20.7 m in 1974 and 19.40 m in January 2011. Ipswich City Plan 2025 maps flood risk and overland flow in overlay OV12, and the council's historical mapping tool shows the 1974, 2011 and 2022 flood extents.
