Garages for estate lots

Much of Logan's growth is in master-planned communities. Yarrabilba alone is planned for up to 20,000 dwellings for up to 50,000 people. On a new estate lot, a second garage or a garaport usually goes beside or behind the house after handover, so the estate's covenants and the lot's easements are worth checking before we size it.

A garaport, a garage with an open carport bay or awning attached, is a common answer on these lots: one lockable bay for the car or tools and an open bay for the boat or trailer.

What Logan City Council says

Logan City Council notes that in most instances dwelling houses and associated structures such as carports and sheds do not need approval from council under the Logan Planning Scheme 2015, because they are accepted development. That is the planning side. A garage is still building work, and Logan City Council does not provide building certification, so the building approval comes from a private certifier. We can prepare the application documents.

The council's standard conditions include flood-level conditions for domestic outbuildings, and a condition for a shed on a site with no existing house, so mention it if you are building the garage first.

Updated flood mapping

Temporary Local Planning Instrument No. 1/2024 took effect on 6 March 2025, bringing in updated risk-based flood mapping and policy across the City of Logan. If your lot is near a creek or the Logan or Albert rivers, check its current flood information before the slab height is fixed. In Beenleigh, the March 2017 flood from ex-Tropical Cyclone Debbie was the highest since 1887.
