Engineering for the Range

Wind actions for most industrial buildings are designed to AS/NZS 1170.2 by an engineer, because the simpler housing standard, AS 4055, only covers buildings within set limits such as an eaves height up to 6 m and a width up to 16 m. On the Range, exposed sites can carry higher wind loads than valley ground, so the design is always done for your actual lot.

Commercial and industrial buildings are assessed under NCC Volume One, and your certifier confirms the classification. Fire separation and egress follow from that classification and the building's size.

Planning and building approval

Toowoomba Regional Council notes that building approval is separate from development approval for a material change of use, and a new commercial or industrial shed commonly needs both, depending on the zone and the overlays on the lot. The Toowoomba Regional Planning Scheme includes flood, bushfire, landslide, heritage and neighbourhood character overlays, and in flood-mapped areas it sets finished floor levels above the defined flood event.
