The Condamine and your slab
The Condamine River runs through Warwick. Southern Downs Regional Council is running flood and risk studies for the Condamine and its tributaries, Dalrymple Creek and Canal Creek. On river flats, confirm the flood information for the lot before the slab level and door positions are fixed.
Approvals with Southern Downs Regional Council
The council says building approval is required for building work, with the type of approval depending on the building's classification. It publishes an information sheet specifically for building applications for Class 10a garages, sheds and carports, and another on reclassifying a shed to a dwelling, which is a separate and much bigger process.
A Class 10 shed on agricultural land with no part within 200 m of a road or boundary can be built without building approval under the Building Regulation 2021. Heritage overlay maps apply to parts of Warwick itself, which matters more for town lots than farms. We can prepare the approval paperwork as part of your quote.
Delivery to the Southern Downs
Warwick is about 108 km from Crowley Vale. We confirm the delivery or build date in advance and ask about property access. Stanthorpe and the Granite Belt receive shed kits; building crews there are by arrangement.
